Here’s what you can expect when selling a home in 2021.

What’s it like selling in this real estate market? 

To answer that question, let’s go back a year and talk about what it was like selling in that market. We Realtors would meet with you, go over recently sold comps, and base our pricing off of that. We’d then go over our marketing package and explain how we’d provide your home maximum exposure. You’d then sign the listing paperwork and we’d stick a ‘coming soon’ sign in your front yard.

From there, we’d work on getting your listing ready for the market. People would be excited to see your listing hit the market, we’d perhaps negotiate over a couple of offers that’d trickle in, and pick the best one. We’re a strong real estate team, and our homes’ average days on market was roughly 24.  

Now if you call and consult with a team like ours about selling your home, we focus on the best terms that will make the transaction the most sensible, make you the most money, and get you into the exact home that suits you and your family. We can barely get the ‘coming soon’ sign in the yard nowadays before a neighbor stops us and asks when the home goes live. On top of that, they probably have 17 friends who are interested in the home too, and one of them probably has a sob story as to why your home is the only one they want to live in.  

That’s why we set up a marketing schedule as soon as that sign goes in the ground. This way your home gets maximum exposure and you don’t end up picking an offer too soon (or one that’s too low). This also ensures your home is ready for the incoming flood of buyers. If your home gets, say, 30 offers over the course of a weekend, we’d go over every single one.

Here in Tennessee, I legally have to present every offer to you, so we’d talk about those offers and find out which one works best for you based on the money you need and the transition you need to make into your new home. There are certain things we can do to make that transition very attractive to you. You’re the one that’s in control of the transaction, and our role is to consult with you. Additionally, we manage all the showings. Before the offers start pouring in, there will be a lot of showings, and we have to make sure to get every buyer into your home who wants to see it.
